A 9,500 sq ft office building was acquired with consent for demolition and construction of six apartments and five dwellings. The site was considered to have further potential. A prior notification application was secured to convert the existing buildings into fifteen apartments whilst releasing vacant brown field land. A second phase of eight apartments will realise significant additional value.
Mill House Court Ltd
This project involved unlocking many years of unsuccessful planning applications by former owners. Within six months of acquisition, a listed building consent was secured for conversion. The 5,000 sq ft grade 2 listed building project was managed by Simon as a private residence.

A backlands site acquired with a reserved matters consent for three modest 2 bedroom homes. Potential was unlocked via excavation and revised orientation to secure consent for three large four bedroom family homes built within time and budget, all selling on completion.
Sawtooth Developments Ltd
A particularly sensitive site in a prominent central location. Planning was secured at committee following extensive local resident association consultation for seven apartments and a ground floor commercial space.
GCR Cam-Prop Four Ltd
A mansion house acquired in the popular conservation area of Newnham, arranged as four lateral apartments. Consent was secured to extend with facade retention to provide eleven apartments and two mews houses to the rear with landscaped communal gardens.
GCR Cam-Prop Six Ltd
These victorian warehouses and tannery buildings were nationally promoted for sale as a residential development site however the merit in retaining the buildings for an alternative use was immediately identified. By inserting mezzanine floors to increase overall floor area the buildings provide characterful light filled office accommodation within the existing use class. A further planning application enhancing the thermal envelope, replacing roofs and glazing added significant value and the business park is now home to global tech covenants.
GCR Cam-Prop Ten Ltd
Off market acquisition of a 10,000 sq ft single storey lab building to provide a 50,000 sq ft cross laminated timber, five storey office and lab building with feature atrium and roof terrace. The building stands at the gateway to Europe’s most significant science and research park.

A building of local interest converted under prior approval to provide 16 apartments. A planning application was secured for a further 9 mews apartments with a sunken courtyard in the car park. The sensitive scheme was well received by local residents following public consultation and approved under delegated powers.
